Single family homes and townhomes are currently being constructed in the new Downtown Superior. Two builders, Remington Homes & Wonderland Homes are planning beautiful, modern urban spaces to provide residents with sustainable living close to city conveniences as well as Superior’s open spaces. Wonderland Homes has already started building model townhomes, which should be completed by June. These homes are pre-selling now and move-in could be as quick as 6-9 months once under contract. Remington Homes will begin constructing model homes in the next month with similar move-in dates for buyers as Wonderland.

Purchasing a new home construction is often more complicated and intimidating than a resale. It is crucial that you work with a local agent who is familiar with the process and can advocate on your behalf and ensure that your new home is built to your satisfaction. Hiring a buyer’s agent comes at no additional cost to you and is included in the purchase price of the home.

4 reasons to have your own agent when purchasing new construction:

Representation is Key
Builders have sales reps who are knowledgeable in available floor plans and upgrades, but keep in mind that sales reps work for the builder and have an obligation to their employer. By hiring a real estate agent, you will have a professional to protect your best interests.

Navigating the Negotiations
A good real estate agent will ensure that you get the most from your new home by negotiating the terms for not only price but upgrades, financing and closing costs. Verbal negotiations are not binding—your buyer’s agent will ensure that all agreements made are in writing and signed by all parties.

Guidance from Start to Finish
The decisions related to the contract are only the beginning in the case of a new construction home. Besides financing and working with the title company, construction requires numerous inspections. An agent will guide you through the entire process.

The Builder Pays Your Agent
Real estate agent fees are generally paid for by the seller, in this case the builder. Builders anticipate paying agent’s fees and factor these costs into prices regardless of whether the buyer chooses to use an agent or not.
