Superior History

Rock Creek Ranch is Superior’s largest residential development. The land was subdivided in 1987, and development continues today. Most construction was completed during the 1990s. By 2006, approximately 2700 single-family homes and 1800 multi-family homes have been built in Rock Creek. Superior’s population currently stands at approximately 12,483. Superior’s future developments include a new town center, indoor sports complex, commercial development, retail development, multi-family residential units, and single family homes. The Town is approximately four square miles in area has 594 acres of parks, greenspace, and open space and 27 miles of trails.

School Boundaries

Superior residents enjoy highly-rated schools in the exceptional Boulder Valley School District. There are two elementary schools in Superior: those who reside North of Coalton Road use Superior Elementary while those who live South of Coalton Road attend Eldorado K-8 School. Eldorado K-8 serves Superior for Middle School grades. Monarch High School serves Superior for grades 9-12. Open enrollment to Fairview High School is also an option. Rock Creek & Foundation Issues

Buyers in Rock Creek need to be aware of the potential for foundation concerns due to bentonite soil issues. Signs of structural issues include: doors that don’t shut properly, windows that won’t open, uneven floors and cracks in walls. Although this problem has been remedied over time for many of the homes in Rock Creek, I highly recommend that homes be inspected by a structural engineer prior to purchase.

Rock Creek Home Owner’s Association

Rock Creek’s Home Owner’s Association strives to keep Rock Creek beautiful. Currently, the HOA fees are $204 per year, covering shared expenses to the HOA including trash & recycling services, management, including covenant protection, newsletters, social events, and Director and Officer Liability insurance.
